Our company is based on the belief that our customers' needs are of the utmost importance. Our entire team is committed to meeting those needs. We are very proud to have provided housing for multiple students from the same family and their extended relatives year after year. We only get that type of referral business by meeting and exceeding our customer's expectations. 

HISTORY

Our building was the first multifamily apartment building reviewed by Wisconsin's Focus on Energy Program. In fact, no standard for multifamily housing existed when we approached them about building a Energy Star / ultra energy efficient multifamily building. When we discovered this, our response was, "Let's make this the first one"! The result is an ultra efficient, ultra comfortable, healthy and quiet building for our tenants.

ENVIRONMENTAL CONSCIOUSNESS

A common question we get is "Why did you go through the additional expense you did, to make the building so energy efficient?"  The answer is simple, "As the parents of college kids, we are planning for their futures not just ours.  We believe that future should be one with a social and environmental consciousness.  By making the building ultra efficient it pollutes substantially less, reduces its' carbon foot print and costs less per person to heat and cool than comparable buildings.  Combine those benefits with the additional benefits of a healthier and more sustainable living environment and you have the makings of very socially and environmentally responsible home.  We believe that the best lessons learned are those taught through example".  We ask all of our tenants to double check their vehicles to ensure that they are not leaking any contaminants such as gas, oil, grease and antifreeze.  These pollutants get in our water systems no matter where they are and contaminate our entire ecosystem.

 

LOCATION

The building and property is located in the city of River Falls and adjoins the University of Wisconsin - River Falls Campus.  We are also located on the pristine south fork of the Kinnickinnic River, which is rated as a class "A" naturally reproducing trout stream.  All fishing is strictly limited to "catch and release" fishing with only artificial baits for those students who enjoy trout fishing.  We are located on a 35 foot bluff overlooking the west side of the river and the University of Wisconsin - River Falls Campus. Not only is it a stunning view, it is a short 5 minute walk from the end of our driveway to the middle of the campus.  The entire walk runs from the end of our driveway directly onto the University of Wisconsin's constantly maintained walking paths, to your classes and the University's other athletic and activity facilities.  Once again, we ask all of our tenants to double check their vehicles to ensure that they are not leaking any contaminants such as gas, oil, grease and antifreeze.

 

CONTROLLING COSTS

We provide all utilities to our tenants as part of the rent with the exception of electricity, which is far less than any standard home or comparable apartment's utility bill. This means that all water, sewer, heat, hot water, trash/recycling and fresh air cost using our air to air exchange systems are provided to our tenants at no additional cost! The best part is that electric bill you have to pay, includes only the cost to run your lighting and appliances, which you are in complete control of.  While most places would consider that a huge benefit and stop at that, we again went one step further and installed nothing but energy star compliant lighting and appliances, so the electric bill you do pay is as small as possible (see Cost section for details of average cost estimates).

SIZE, FLEXIBILITY AND COMFORT

When we were in the design phase of the building we sought out every possible detail that would allow for a comfortable, effective living environment.  Central to that idea is to allow as many tenants to live in an individual apartment comfortable.  Each apartment is 950 square feet.  This allows up to 4 people can live in each apartment. With that in goal in mind, every square foot was laid out to optimize space utilization and comfort for 4 people. The large bedrooms are up to 12 feet by 12 feet and have up to 12 feet of closet space.  The 2 bathrooms have standard tub and shower modules with vacuumed assisted toilets and 3' vanities and sinks.  The kitchen has 21 lineal feet of counters, appliance surface and cabinetry. The refrigerator is the largest single door energy star compliant appliance produced and the 5 foot food pantry has 4 shelves, leaving the cabinets for food preparation pots, pans and storage containers.  Another thing we found lacking in other apartments was drawer space.  The 9 drawers provided ensures that each tenant has enough room for the other STUFF in life. The living rooms are 13 feet by 15 feet to provide plenty of space to spread out and relax. Each apartment also has a 4 foot by 10 foot deck with electrical outs. However if students choose not to share a bedroom, they can live in extreme comfort and privacy by having only 2 people to an apartment for less than it would cost for a single bedroom apartment with all costs controlled.

 

SECURITY, HEALTH AND CONVENIENCE

We also designed indoor access garage stalls into our building for convenience and installed security cameras for your safety. We not only consider the security of housing for our tenants, but also our tenants health! Since our building is so energy efficient we provide air to air exchangers for all apartments. This means that each apartment has 100% fresh air delivered to it everyday during the winter which we preheat before it enters your apartment. This results in no contaminants building up in the air you breath and you stay healthier all winter long.

While most apartments do not provide what we have already told you about, we go even further to earn your business. During the design phase of the building, we lived in what was considered the best apartment buildings in the area to learn about the things we did not like about them first hand. What we learned was that sound and vibration were an issue that need to be addressed. The result was the addition of sound dampening in every wall in the entire building and the addition of sound dampening to all floors of the entire building to reduce vibration. We also provide laundry facilities within 15 feet of your apartment door for even more convenience.

MANAGEMENT ACCESSIBILITY

We have a management/scholarship student that we have on the premises at most times that can help with most of your needs immediately when they occur and and backup people and contracted service providers for those issues that are bigger than minor issues at all times.
